About Stamp Duty
Stamp Duty Land Tax (SDLT) is a tax paid when you buy property or land over a certain price in England and Northern Ireland. The amount you pay depends on the property price and whether you are a first-time buyer or own other properties.
How It Is Calculated
Stamp Duty is calculated in bands. For example, if you buy a house for £300,000, you pay nothing on the first £250,000, and 5% on the remaining £50,000.
Buyer Types
- First-Time Buyer: You may be eligible for a discount (relief) if you and anyone else you're buying with are first-time buyers.
- Next Home: Standard rates apply if you're moving home and replacing your main residence.
- Additional Property: You'll usually have to pay 3% on top of SDLT rates if buying a new residential property means you'll own more than one.
